Job Description
1. Asset Operation Strategy
-
Develop and implement operational strategies for diverse real estate assets (offices, apartments, retail spaces).
-
Manage leasing strategies to minimize vacancy rates and maximize asset returns.
-
Establish, monitor, and analyze both short-term and long-term KPIs.
-
Oversee lease contracts, renewals, and terminations.
-
Attract, onboard, and support tenants throughout the move-in process.
-
Manage rent collection and address delinquency issues.
-
Respond promptly to tenant inquiries and drive initiatives to enhance tenant satisfaction.
-
Plan and supervise routine inspections, repairs, and maintenance activities.
-
Manage and evaluate outsourced service providers (security, cleaning, maintenance, etc.).
-
Ensure compliance with safety, sanitation, and environmental regulations.
-
Prepare and manage annual and quarterly operating budgets.
-
Analyze operating expenses and optimize costs related to maintenance, service contracts, and repairs.

Prepare and present operational reports to senior management and head office.
Requirement
-
Bachelor’s degree in Real Estate, Business Administration, or related field.

Minimum 5 years of experience in leasing, asset management, or property operations.

Strong knowledge of real estate market trends and leasing practices.

Excellent communication, negotiation, and interpersonal skills.

Proven ability to manage budgets and optimize operational costs.
-
Leadership experience with the ability to supervise teams and vendors.
